Changing addresses is a challenge to say the least! Having moved 5 times in 20 years as an Air Force spouse convinced me to switch to a more hands on approach to helping people move. I've worked continually in the real estate industry for the past 15 years; from office manager for residential/retail brokerage, to administration for military base housing. I have been licensed in the local Tampa market for the last 7 years now and have experienced both the good and bad times!! These experiences have taught me important lessons. AMENDMENT 1 TAX INFO - I've included some links to provide you with the most up to date info on this controversial issue.  There is still a possibility that this entire issue will be challenged in the court system, but we'll have to wait and see how it plays out!   Hope this helps!

 

NEW FHA LIMITS - Many people haven't qualified for an FHA loan in the past, but the limit has been raised and now may help those who need to re-finance get into a mortgage that is actually affordable.  Limits do apply, so please either consult your tax advisor or ME your real estate professional. Lots of changes in the FHA mortgage market these days; your Mortgage rep is the best person to help answer all of these changes.  Let me know if you need help finding a reputable mortgage loan officer. 

 

BANK OWNED/FORECLOSURE PROPERTIES -  Everyone wants a deal. I understand that.  If you're in the market to buy, short sales are typically priced at or below market value.  The difficult part is waiting for an answer and not ever really knowing if you'll get the house you've made an offer on. Short sales can take a long time in many instances and if you need to move by a certain time, this is probably not the way to go for you.  Properties tied up in foreclosure proceedings are also difficult.

More bureacracy and red tape and typically you won't get anywhere until the bank/lender has taken title to the property back, crunched their numbers, hired a local real estate agent to market it and priced it at fair market value.  These properties are a better negotiation, and typically take much less time as the 'people in charge' have already made their decision as to what the property is worth.

Some of these properties are in multiple offer situations, so that can be difficult also.  I've handled both types, short sales and bank owned properties - QUESTIONS, JUST ASK!!!
